I am looking for feedback on this plan, tips I should know, whether or not 25k cash is a good starting point, and if there is a better way to snowball rather than just househack 1 property per year. 

Planning to put more then 20% Downpayment .

If you know that you have a buyer for a 3-2 in that market, in that condition, it makes the whole process easier. 

I have 2 properties with them and plan to do another soon. 

I had planned to visit San Antonio in the fall to see some properties but haven't quite planned out the areas yet.

@Redgy Saint-Germain I'm currently in the process of a 203k loan and my mortgage officer said they would apply the left over balance to my mortgage balance as a principle payment, but the monthly payment would stay the same.
