There could be a possibility of buying the note without consent of the owner, but you would simply be taking the place of the bank and would need to foreclose if the owner would not provide a deed.Any pre-foreclosure ploy will require you working with the owner.If you are planning on going to the sale, run title to check for liens and get your money together ready to bid.

Taylor:If the property is in good repair and there are no imminent large capital expenditures (new roof, HVAC, foundation, etc), then we set aside 10% of the gross revenue each year to service a) on going maintenance and b) build a reserve fund in preparation for the next large capital expenditure.If the property has deferred maintenance when we acquire it (ie. needs a roof), then we will increase this set-aside to help fund the deferred maintenance.
