If you don't see evidence of mold but the tenant insists, offer to hire a mold specialist to test the home.

We live in the front half and airbnb the private entrance 1 bedroom, 1 bath, living room (hotel suite style) back half that is separated by a door that we deadbolt.

We've found new construction homes to offer more predictable returns, better tenant quality, higher appreciation in values and rents long term, etc. 

Do you think its worth spending time rezoning by working with owners/listing agent or just get on with commercial loans and close the deal and deal with re-zoning once we own it for future purpose.

If the LLC is solely owned by you, then this may be considered a gift from your sister to you which could be reportable by her, if your sister is a part of the LLC, then this is probably just a property contribution to a partnership owned by you, her and any other members involved in the LLC. 

You mentioned rental opp by the room in the higher price range may be a good option.
