We all have the same title insurance company and have individually filed claims.

Most of the time, they make you decide the pre-payment penalty based on a range of interest rates they offer.

Your thought process on the contractor providing quotes to possibly "win" a job may seem correct on surface level as a lot of businesses offer "free-mium" products - but ultimately time is money, especially in real estate where good contractors are in high demand and could better spend their time finishing a project before accepting the next one. 

But, for property managers working on owner's behalf, there isn't a way to be able to modify chart of accounts both for property manager to track operational expenses and for owners to track mortgage payments, insurance payments, accumulated amortization, depreciation and improvements.

An offer as simple as "I'll pay you $1,500 per month for 360 months" is a legitimate offer.
