Rob Drum 1 bed 1 bath condo - am I asking for trouble?

We don't own any condos or townhomes in our portfolio, but having personally lived in both, they tend to attract no-maintenance types who either have busy professional/personal lives, not enough money to afford to live in a standalone home in the area, looking for included amenities (pools, tennis courts, etc), or don't want/don't know how to fix & maintain anything.

Finally, as mentioned earlier, it's crucial to build a great network of professionals to help you and to occasionally visit your property yourself.I am a real estate agent and investor in the Houston market.Katy, Cypress, Spring, some parts of Houston, Conroe, Tomball, Pearland are great markets.Rent growth and appreciation is steady.These cities tend to command quality tenants, and they have great schools.Good luck!

Unfortunately all of my capital is tied up in my 5 investment properties currently...The cash on cash ROI is 15.5% and the cap rate is 12.8% which is quite good for this area (cap rates tend to be around 10%).
