Bottom line is you will need to have a good explanation to why you are purchasing a new residence as a primary.

Those are four of the basic way people funds deals, there's different hybrids of all and have some variation in rules and regulars per state but that's the rudimentary explanation of funding. 

@Joe Splitrock Good explanation, and obviously with all the competition for deals right now people are typically either over paying for properties or just not buying at all in a lot of cases

Now I don’t mind having a partner but my question is this- I have heard Brandon Turner saying numerous times that banks will typically stop giving out loans after 5-10 properties.

Is looking for numerous single family homes in different locations better than syndicating a multi family property for a first deal? 

On a building with all 1 Bedroom units, at $600 per month in Rent per Unit, I would not factor the Vacancy at a Flat 5%, I know this is a common practice mentioned in many of the BP podcast, it's done to simplify explanations for newbies.

I tell them if they would like to explain any of it that I will take the explanation into consideration.Things like Divorce or Medical bills I would consider overlooking.
