For example if a singleMom has 4 kids ages 17,10,8,3 am I really legally obligated to accept them to live in a one bedroom 500 sqft if they meet my standard requirements?

We have been following the Dave Ramsey money principles and we have a fully funded emergency fund of 6 months living expenses and we are investing 15% of our income in Roth’s for my wife and I and 529s for the kids.

Kids with high need? 

If an investor could somehow move his own rehab team into the area he could be like a kid in a candy store, for deals. 

I've also noticed something else in the past month or twopeople are now using "syndication" improperly, perhaps because that's what all the "cool kids" are doingfor example, there have been a couple of threads real recently (paraphrasing) "I found an 8 unit off-market, but I don't have the funds, should I syndicate it?"

I remember as a kid having a house with K&T wiring and blowing fuses from the power draw we had back then. 

As you read in my BP article, it can be more difficult when married with kids, but not impossible.

They constantly email me asking me if I got any deals. ( say.. no.. my deals a MY DEALS leave me alone.. kidding kidding.,. kind of not really).My point.. don't focus on finding cash buyers.
