If it's worth the ask, what is the seller's motivation to just get their down payment back and walk away?  

Seems like a good pitch for a contractor to pitch but not for a flipper to pitch a motivated seller.. leaving alot of money on the table. 

It motivates me talking to older successful people who are living the life I want that I know I will have one day.

We found it through our realtor on the MLS, we were able to negotiate the agreement down due to the slowing market, the time of year, and the previous owner's motivation to offload a vacant property.

What do you guys do for motivation ?

They are blindly trowing darts throing a few will stick.So here is my response to this.You can make all the offers you want, but if the seller is not motivated you will get NONE accepted (for the right price).So the key here is you need to make offers to MOTIVATED SELLERS.PPC, Facebook ads, DMM, cold calling Door knocking WILL NOT give you motivated sellers.Organic traffic is motivated!
