This is 100x more true because you're a rookie.The value you bring might be in the form of capital, experience, access to deals, the ability to put in a lot of work, social media expertise, accounting expertise, marketing expertise, etc., etc., but you have to bring SOMETHING to the table--and you have be VERY clear about what that thing is, so potential partners see a reason to partner with you.

Stay local takes a ton of risk out of the equation.You could house hack....and I've seen a couple of really nice ones lately....you could buy a 2-3-4plex.If you like the STR model, don't buy a condo....most in Dallas area prohibit STR.On the search front, get a great realtor to assist you.

Another quick cheat method is go to a new build model homes in your area (trends are geographic) they usually have 3 styles of finishes you can choose from, just snap a picture so you can decided latter on your dream home (LOL)I also cruise zillow/ mls for other flip houses in my area and save pictures of the style I like.
