It ended up working out in the end but as Jeff said I glossed over it and missed it in my due diligence.

We hate that we missed bpcon but we definitely will not miss the next one. 

So why am I wanting to grow my LLC at this point in my journey, is it just a matter of pride to say that I’m a business owner or am I missing something?

Make sure the contractors understand they are responsible to remove snow to access their work.More cutting, prepping, etc. work will typically be done indoors so make sure you hire a contractor who likes to be clean and won’t turn the entire interior into a personal workshop/storage shed.Figure extra $$$ for temp enclosures and heat if you wish to do exterior painting, masonry, etc.It’s darker later in the AM and earlier in the evening so make sure you have a lot of good, temporary lighting so you can maximize the amount of time your guys are working when they are actually onsite.Planon missing a few days here and there due to a “snow day” when guys can’t make it to work due to a snow storm.

Might be a simple patch, might be more. 

As someone who is new to Real Estate Investing, I didn’t trust my analysis (or lack there of) so I potentially missed out on a good deal or a nightmare.

On properties that are newer to market or have lower occupancy, it is great to see this correlation but for properties where they are currently 60% booked and the market is at 29% I don't know if I'm missing out on income.

I am just wondering if there is an alternative with financing or otherwise I have missed or not understood. 

Unless I am missing something that is obvious ( I am a newbie), why are some homes listed on Zillow with prices way above the home value?

I have toured a few, no offers made yet, and have regretted missing out on some deals after over-thinking small issues.
