Property values can rise due to certain homes/locations being more attractive to buyers for VR purposes.  

I guess the main thing I want to do right now to start my investment career is to learn about all the ways people are getting good deals either using auction.com, wholesaling or even spotting a good deal on MLS.  

We mainly have Hom3dep0t, L0w3s, a few small supply shops (more expensive than the big stores). 

Do you mainly use direct mail/cold calling?

So complicated question...If me and my 2 partners set up an llc (declare to tax as pass through partnerships) for the sole purpose of flipping homes and assuming we each make a profit I’d 10k per year.

My main concern there is around property management, but that's a topic for another day.In the meantime, we've been renting our spare bedroom on AirBnB and have netted anywhere from $200-600 per month.

The assessment value here is based on a municipal assessment that is used for taxation purposes.

One thing that I think trips people up is "purpose of loan" also determines LTV limit, not just occupancy.
