Has anyone in this forum ever acquired an apartment with a HUD loan through a loan assumption?

I understand your question but the correct way to buy the home would be to use an investment loan putting 15% down since its a 2 unit (Duplex).

The only items to really worry about are the slightly higher fees and PPP periods on the loan.

Ask @Dave Foster for any 1031 questions…But I’d start with these…Are you planning to pay all cash for the replacement property since it will probably be either impossible or expensive to get the loan in the LLC’s name.Why are you putting the property in an LLC?

Once they have lived there 12 months, they can stay as long as they want provided they don't violate the terms of the lease to the point that you can evict them for the violations.

However, they provided a receipt with these concerning observations.Now, the township wants additional information about the drain field's working condition.
