Some bank's underwriters just don't know how to treat schedule E income by adding back the depreciation to add that net rental income to your W2 income.

Another question I've been pondering is what do people file their rental income under, I've seen a lot of posts about people filing them under schedule E (no service/on-site manger).

You can elect to tax it as a discarded entity so you file the LLC under schedule D or E, I forgot where it is exactly. 

E-mail the attorney telling them, their client received a copy at time of execution, but you mailed another copy certified mail as a courtesy.

Have you told the seller that you intend to see the applicable schedules of his tax returns (K-1 or Sch E) as part of the contract contingency?
