Have the tenant sign the estoppel (with a witness) to attest to its content.If there is a discrepancy between the amount of rent identified by the Vendor and what the Tenant claims to be paying - or any other difference between the lease and estoppel - make it the Vendor's responsibility to explain or rectify the situation.You will inherit the existing lease and will be obligated to honour its conditions.

The key for me will be finding:a) Sellers who need to dump a property that needs lipstick, but is fundamentally solidb) someone to carry the short-term loan with very low down payment (sub-20%, non-owner, first mortgage, likely with a higher interest rate) based on the facts that I have bought it below market, and I will immediately be increasing the property value when I am handed the keys.I am going to look into people who are inheriting a home that was last decorated by their grandmother in 1950, and people who are incapable of screening bad tenants and just finished their third eviction this year :)

The buyer will 'inherit' the tenant with your existing lease still enforce - - no need to evict unless the buyer demands to take possession all vacant, and THEN you have real problems, so sell the buyer he's getting a turnkey operational property.A forced eviction w/o cause is expensive and is loaded with Relocation Expense awards to the tenant, upward of 5k.

To a lender a property is a property with a loan unless they have a problem loan on their books pre-foreclosure or have inherited a foreclosure to sell.

I would suggest finding a real estate agent in your area that understands your search criteria and is willing to find out the info you need on potential listings.Although, one could argue that you would be better off buying a property without current tenants because often when your inherit tenants they may not meet the same requirements that would would require for a new tenant.
