Multiple options also forces them to discuss their wants in more detail which will help me find a win win.  

Also, there is no guarantee you can get multiple leases to sync up.

I have been eager to get involved in it for a while and think I might have found a deal that will work.

There are plenty of deals to work with in my area, for example one guy has multiple houses for sale on contract all less that 10k he wants 1k down and 500 monthly they all obviously need work. it's so much that I can see coming out of them I just don't know were to start and I definitely do not want to get in over my head.

My parents own a 1031 Exchange, single tenant property and the lease is coming to an end.They purchased this property years ago and they have used it for their retirement income.They've asked me to handle the property for them and I'm not sure how to proceed.Does anyone have any experience renewals involving a 1031 exchange, single tenant property?

As the wholesaler, do you have to tie up the property that you intend of turning over to an investor, with legal documents?

There's turnkey options, there's syndications where you have a less involvement but work w/experts who know the market.  

Are there fees involved?

All in all I have been involved with 5 HUD transactions just this year where the financing was hard money.
