I use google voice to interact with my tenants for everything so their messages (voice or text) are emailed to me and I can access them wherever I have a wifi connection.

But they also take a "buyer/renter beware" stance and their view, based on my interactions with building department and section 8 inspectors is: as long as the house does not have cracking or chipped paint, the chances of it effecting people is basically non-existent.  

I sometimes interact with Real Estate people in that region.

Y2Y tenants dont demand that much interaction, whereas Airbnb turn overs could be every weekend. 

As the market is very, very competitive (most rehabeable "listings" stay less than 24 hours here) the human-to-human interaction catches deals BEFORE they are listed.
