Its becoming more common to see people offering an individual room!

In my opinion, "investing" means investing your cash in order to generate a return. 

Truth be told every single individual has different aspirations and definitions of what being "successful" truly means. 

I have a wonderful day job here in the city, but view real estate as a key component for generating long-lasting wealth and greater stability during retirement.

I'm leaning towards 2 2-3 units because I believe they will generate higher cash flows.

Also, as you confirmed, this does not affect his credit personally nor will show up on his individual credit report.  

I am recently in the process of purchasing my second buy & hold home that has now been through 3 generations in my family and I am ecstatic to keep my family's legacy alive, but I want to know MORE!

Let me run a scenario by you... and here I'm just playing devil's advocate I'm sure you're already frustrated with this individual and sounds like you've already made up your mind.Scenario #1 tenant breaks shower door:Tenant doesn't disclose to you that they broke it and moves out only to leave you with a large amount of water damage AND a broken door.
