Contacting local hunting/fishing guide companies to see if their clients may need a place to stay when they are hunting/fishing in the area.Would love to get a discussion going here about creative marketing strategies that others in seasonal locations have used...

(Can help a bunch if your deal is value add)-Experience in Underwriting deals and due diligence-Organizing and systematizing skills-Operations and administration skills-a great understanding of construction and contractors (Boots on the ground is a huge plus)If you can already do a few of those things you may want to consider partnering up and starting to hunt for deals.But if you are a mortal like the rest of us small multifamily properties are a great place to start making mistakes.Cheers

I think I'll hunt down a BRRRR property for my first.

I am also on the hunt for the deals and was told today that some investors offer as much as 30 percent under market value!

I even had to hunt down 24 pink reproduction tiles to do a patch. 

I check up on my workers, inspect the portfolio regularly, and hunt for deals.
