I am part of a co-hosting group for Airbnb and the home owner found my profile on there.

Once that happens you'll run into a whole host of headaches and the long and short is that it will not pass appraisal, thus rendering the property inelgible for financing.

The market is saturated with casual Airbnb hosts and is shifting to providing value to the guests.

Having said that, I would listen to all of the podcasts episodes where the hosts cater to the student population to pick up the basics as well as some nuggets.
