Unless your getting atleast 2 grand in rent I see no point in going through with this because your numbers are bad .

Currently I am looking for a property in the Grand Rapids, MI area, and when I find one that we both like, I want to be able to pull the trigger.

Multifamily doesn't have to be a grand slam, you can pretty much get there with base hits.good luck

hey teddy....i just did this for a few properties in charlotte, and a 4plex out in dallas off of new hope rd...just over by you..note brokers discount the note pretty heavily i've learned, so it seems that it's better to sell with a balloon so you could cash out after some time..unless you can find buyers in gastonia with great credit, 10-20% down, etc...but that would be tough in that area i think....not sure what part of gastonia you're looking in, but i'm seeing homes there that are listed less than 20 grand in some parts...some even less...what part of gastonia are you looking in??

I chose to sell the property and maybe made a grand or two over the course of the ordeal.Thinking this was a one-time situation, I'm now running into this again with a duplex in Cleveland.

No grand slams here but a lot of solid singles and doubles.

In no world does the math work as a .3%er, especially if it wasn't your family home growing up or grand dad's homestead or something. 

Add travel (airfare, rental car, hotel, food, and per diem) - this number will vary, but it's safe to say this is a grand.

As a beginner, I know I am not going to get a grand slam deal.
