A lot of cool kids like to talk about not going to school and how so many billionaires dropped out and are now doing great.That’s fantastic, but what’s wrong with those arguments are a few key issues: Most people saying this have college degrees and are financially better off for doing so (assuming they didn’t run up the college loan credit card, more on that later).

In November of 2016, I refinanced into a fixed 30 year loan (at a fantastic rate), with the requirement that the property would be owner-occupied for at least one year (which I met).

For me, my last 13 rehabs are all around 2 hrs away and I remote manage because I found a fantastic local contractor who finds his own subs (sort of like a GC). 

I can't decide if this is a fantastic formula or a faulty one, but it's something I would like to explore a little deeper.
