The house is in a great neighborhood and is in a great school district.  

Our neighbors actually did long term AirBnB in their primary residence for students/faculty etc that couldn’t find immediate local housing.

The school district in the area is well below average.

We have high paying professional careers, I am in Residential Real Estate Development, and he is a Teacher in a well paying district. 

Local schools are good / great school districts. 

They need a bigger, higher end property and proximity to school districts is usually key.

You will never see appreciation growth like on the coasts, not even in hot urban areas like West Plaza (KCMO), or popular suburban areas in the Blue Valley school district (JOCO).

A lot is likely to change in the Bridge and Washington districts of West Sac, which are just north and south of the Tower Bridge. 

If it's a nice part of Elk Grove it should hold up over the next down-turn as the school districts there are really good.The Elk Grove area is INSANE right now if you live in one of the areas that has higher rated schools.
