Hi,I am looking for a landscaper and snow removal contractor in Cleveland metro.

It's a multifamily, so expect to pay garbage, landscaping, snow removal, and water/sewer (unless you charge them back to tenants).

I think would need a long-term loan (15 - 30 yr) for around $200k to achieve what I'm trying to do.Garage Apartment Addition:- I have an existing 700 sqft garage that needs a new roof- I want to add a 2nd story with 2 x 350 sqft studio units including kitchen, bed and bath- or add 1 x 700 sqft unit (whichever the city will allow...)BONUS (if money left over):- landscaping- new driveway- new fence- pool remodel----For this I want to leverage roughly $300k of equity I have built into the property.

Not sure about the lenders south of the 49th, but I would presume a similar expansion of the conditions triggering a due on sale clause has occurred.

Since all 81 units were located in one building, that meant that all investments (roof, painting, landscaping, elevator, etc..) benefit 81 units as opposed to dispersed buildings. 

Thats absolutely common and even if zoning as a right, they may want fencing, shrubbery, certain colors facing residential districts, landscaping on frontage, etc.

For MFH we contract a landscaper to handle.The main concern is that by not being local issues can go a long time without being fixed and you might not know until you need to rent the unit or get a letter from the city about the state of your yard.

Just those 2 items would get to $126/month for the duplex and we have not included roof, kitchen appliances, windows, bathrooms, flooring, paint, landscape and hardscape, electrical, plumbing, etc. 

We needed a space for our real estate team to grow into for an expansion office.
