I agree with @Ricky Beliveau where there's not much meat on the bone at $750K - an executable deal I'd put at $925K+, soft costs for MY biz (with overhead, etc) run roughly 9-10% ARV, if held for 6-10 months.

My work projects are executed just fine, but it's no walk in the park, and maybe flipping is not the right hobby to supplement my real job.I know newbies would kill to have a background like mine, but for some reason, I can't get myself to purchase that great deal sitting down there at the end of the street and just get started on this!
