I say do it without them included cause it might not meet appraisal, then u can purchase it after the fact and get the benefits of the new Trump tax stuff ...

If you have proper systems and practices in place and do a reasonable job at tenant screening, the risks can easily be mitigated and there are actually several benefits.

Let's assume I agree and accept the full rent amount - I will get essentially large lump sum into my account.

The agent told me it is a pain to move a post office and no benefit for them to sign up for the extra work involved. 

By accepting rent during an attempted eviction you would be essentially allowing them to stay and nullifying the eviction process.IF your landlord was that stupid, then good for you...the landlord got what he/she deserved.....but they are probably not crying in their milk while sitting in their private jet
