So the land costs $300000 and it has curbs and gutters and to build 10 beds which is a teenie tiny operation you need showers, sinks, a nursing station, electronics and ADA compliance so to build a 4000 square foot place it's going to cost $1,600,000 (architect's plans, cost breakdowns, contractor. permits, state inspections...)   

One-stop-shop for banking, accounting, reporting, tenant screening, e-leases, electronic payment, maintenance requests via tenant portal.  

Also, don't go nuts with art and stuff, keep it simple with a few pieces that match the chill color vibe, nothing too wild.Reviews are the secret sauce for your Airbnb listing's success, so make sure you're on top of your guests' well-being.

People want flexibility and mobility, to be able to search and select their living arrangements electronically, and not sign a contract with an arbitrary twelve month commitment. 

Directing and controlling the call is an art and takes works to master but once you get there you will see an increase in your conversion rate. 

I would recommend adding some wine related wall art and items: Wine barrel side tables, map of the local wineries, stuff made of corks etc.
