Have any experienced investors figured out what type of cost-efficient kitchen cabinets work best in a flip in terms of attracting buyers?

LIke @Braden Downs said, call the local energy company and see if your home qualifies for a subsidized/free energy efficiency upgrade.Had it done to my home.  

However I'm done with her lack of communication, and late payments ( about every other month) and will be handing her a 90 eviction notice this week. 

We live in a fairly efficient market and return = risk. 

In the unfortunate situation where LP's would be compelled to take legal action against the sponsor, CrowdStreet would facilitate communication and support for an investor led initiative and group to take action.

Saying high cap rates is an indicator of risk assumes the market efficiently prices all real estate (which we know it doesn't otherwise great investment opportunities would not exist).  

I even use Skype and TeamViewer to communicate with clients so I'd highly recommend looking for one of the best with great references that interviews well with you.So look for someone you can connect with that works out for your situation.Feel free to ask here if you have questions
