This is for just someone who puts the numbers in the boxes for you, most of them are seasonal, and you won't see them again - if you have an issue, someone else will deal with it in the future.If a CPA/EA isn't charging substantially more than these amounts, they are likely short changing themselves given they are often providing substantially more in services, guidance, strategy, etc.

What I came up with is engineering in general because I like to build things and the challenge of designing and implementing something that works.I then looked at which "engineering" careers require the least amount of education/certifications/etc. to get started.

The pros will be able to answer and educate you, letting you know who is the real deal and who isn't.  

This lacks the recent law changes regarding reimbursement for legal fees to the tenant.  

You need to pass on this and every other deal until you spend a bit more time and effort on your REI education.

Change the mailing pieces and A/B test your response rates.

Once I've done enough educating myself, I'd love to be able to work alongside someone more experienced to gain first hand experience and knowledge.Looking forward to meeting some great people and getting involved!

If you get a few months/years in, and want to change, you can always move brokers as well.
