By this I mean driving for dollars and seeking out properties that are in disrepair or that have great potential for an ADU or up/down duplex or something else. 

The bigger problem is just that you will likely run out of home owners to call on and/or it won't take too long until your driving for dollars strategy has already exhausted the inventory. 

I have an opportunity to purchase a drive-thru coffee stand. 

Or ways other than driving for dollars, which I'm not above it just good to have multiple lead sources

Once you find someone, treat them well, as they can be life savers for other little issues that can arise and save you from driving 3 hours to remedy. 

At the moment I have been driving for dollars about to generate some postcards and see if anyone might be considering selling their homes.

To drive from Philly or any surrounding area to Norristown you have to take backroads, it's not easily accessible.
