This schedule will fail to deliver proper return numbers at that point since it does not take into consideration the amount of interest received from the borrower's payments.

All buyers should do their own due diligence, but if you deliver quality numbers you can increase your serious buyers list and they will want to work with you.

If needed I will buy materials (paint, cabinets, flooring, tiles, sheetrock, mud etc and have it delivered to job site or picked up by contractor from the supplier) and pay for labor once the job is done.
