Hi Guys,Considering hiring a handyman - which is potentially uninsured to make some cosmetic work on a flip property -Could you provide an example of what sections and events are important to include to make it more specific and less "Broad" "Blanket" type of form?

He had a little surgery, and received a lot of homeopathic treatments, he is now cancer free.

Needed all the usual cosmetic upgrades - kitchen, bathroom, flooring, paint, etc.

After repairs, get a cosmetic coat of stucco or whatever over that crack and get the home reappraised.  

Then they told our agent that they wanted the house brought up to the standards of a multi million dollar house cosmetically and for us to pay for it. 

Buy a cosmetic fixer that is structurally sound. 

Do you have anymore advice or ideas as to what to do with something like this being that it will need repairs, hopefully mostly cosmetic?
