Do companies allow landlords to have a more hands on approach (In the interest of saving the landlord money) by letting the LL manage simpler tasks  (collecting rent, managing repairs) while the Company manages more complex tasks  (tenant screening, evictions, handling other legal stuff )?

Mostly interested in multi-family, buy and holds and recently apartment complexes have triggered my interest.

I did 8, 1b/1b units in a small complex a few years ago as my own personal training program.  1st unit took 3 months of part time labor to complete. 

That is different than a large apartment complex.

Christopher,Commercial Insurance for apartment complexes is not a market that all Insurance companies play in. 

When we put small Apt complexes on the market we typically receive 20 to 30 requests in the first week alone wanting to see the inside.  

If a certain majority of owners decides to ban rentals from the complex, there is nothing you can do to stop it.  

I've seen four complexes that seem to match your criteria go up in the year I've lived here.

Treating clients with clinical depression, or dual diagnosis of clinical depression and addiction, for 6 to 24 months in residence in a skilled nursing facility strikes me as a specialized and complex niche market.
