I have a Realtor Friend and he said that if the police see a black man driving a Ferrari through Beverly Hills, they have every right to stop him and question why he is there, just because of his skin color.

for me this really depends on what the class of the property is and the tenants.if your talking section 8 or areas that are C class very blue color working type areas and housing stock along with Tenant base then I believe local PM is almost mandatory. 

The flooring and kitchen cabinets are medium/honey colored wood and were installed in 2013 - I'd like to keep them.

I don't have to get approval from them for anything  or have a sit down over paint colors or countertops. 

I also have a map of New England with map pins and string outlining my outer market boundary and a custom color coded map of the same with my target areas color coded by distance.

I would use more color and rugs and things to define spaces more clearly.
