I spent a lot of time looking for what your looking for and eventually had to change my strategy because I couldn't find any livable multi-family properties at my desired price point.

No one has lease agreements between the two and no money has changed hands the past couple months.The way I see it, is their "lease" is not valid and I could essentially evict as soon as I close on duplex (21st). 

Shall i change it to LLC before I sell, so as to better facilitate the 1031 and for the buying deal?
