I happen to be one of those people who can walk into a casino and bet on red 10 times and have the roulette wheel land on black every time, only to hit red after I leave.  

I'm just getting onto this late, but hopefully it helps for others looking for this answer...I don't have any black-and-white text to back this up, but I'm sure it's legal for one spouse to use an FHA loan and then the other spouse to use the other FHA loan, as far as the guidelines are followed: in short, that the person using the FHA loan establishes the property as his/her primary residence for a minimum of one year.I could see this working in a situation where Spouse 1 is military and Spouse 2 owns a small business. 

Everything else, like tenant tearing things up, cussing your out and whatever is harder to prove black and white.So, that would open the door for a bad previous tenant to sue you for slander and you know there're are attorneys out there, who'd love to take the case against the big, bad landlord who has maybe deep pockets.

You can take a black light to see the extent of where a cat has sprayed inside a unit.It's NOT about the pets it's about the PEOPLE that take care of them !

I don't think it will ever happen again, barring some black swan event.
