@Hannah Potter I usually tell investors that the sooner you get a CPA the better to ensure you are capturing as many tax benefits as possible.

I have long ways to go and people doing it much better than me but see how quickly engagement can grow.

Even in your scenario, they are investing their money for 2 years in a CD just to break even and pay the tax bill they could have avoided by doing the 1031 on a so-so deal that could be sold readily when better deals are available.

There are too many better creative options than to consider a CFD. 

To my knowledge, it is better to have a buyer assume the mortgage, I just dont know how the rest of the terms would be.

Would like to see lenders get back into a consistent groove with UW and clients with more realistic expectations and better planning.Cheers!
