Used to be able to get some solid deals but we noticed around 6 months ago or so that a lot of them are almost at retail pricing by the time it hits the end-buyers, maybe with a couple thousand in wiggle room with the actual wholesaler (whether they pass that on to the Seller is up to them).

It's one of twin units in a brick house, three stories high including an attic which we will be converting into a master bed and bath to turn the apartment from a 3 bed 1 bath into a 4 bed 2 bath with 300 some added square feet of livable space.

Don’t forget to factor in additional thousands to furnish the entire house, and buy a couple sets of linens for each bed, kitchen ware, and at least starter amounts of soap, toilet paper, paper towels, etc for each guest.
