I am interested in finding out how many people are not "learning", but are actively looking every week for a new investment property to buy/flip/wholesale AND ARE ACTUALLY BUYING? 

How would you start a syndication and get other people's money at this stage in your investing cycle?

@Patricia Steiner^^^^^ this right hereThere will be people out there selling courses on this saying 2023 will be like 2008 and banks will be giving away homes.

@Jarrod Patterson  Depends on the reason for the temporary need from a local, also you have to screen financials some of these people may not be viable candidates even if they think they are.   

The same goes for ten people who get together every month in an investment club.Your math doesn't make any sense, because people join the club to invest in many deals, not one.

However, it allows you to use the vacant rents of 75% market rent as an alternative income to help the borrower to qualify.Happy to connect and assist you in your real estate investing journey.

People still tell me I should never touch my retirement account $ to buy RE, but I disagree.

Lot of young people living at home with parents looking to get out from under parents roof. 

Plus with current interest rates, people with a high mortgage (eg 80% of the home's value) won't have much cash flow.

For loan mortgage purposes and if it ever gets sold, other people may not use that same strategy.
