We started with  our first duplex gut job for $15K, 5 -years ago  (now appraised for $125K) , no one wanted to touch it.. but honestly,  once you survive a horrible scenario, everything else seems kind of easy-- you know the saying "when it rains, it pours"---- I have  updated version for landlords specifically...

I also recommend you include a simple form they can fill out with updated contact information and return to you.I try to make personal contact with everyone.

And as @Jody Sperling mentioned some residents with vouchers still have 30 plus days before their lease is up.If your property is nicely updated in this market you can list for either voucher or non-voucher and choose the best candidate that meets your qualifications. 

There is a setting on both sites that allow you to receive property updates as soon as a new listing hits the market. 

So I checked out if it was legal, updated my lease and bought some boots.

But I will say its important to have updated homes if you want high prices.

Made the updates/repairs needed and has been performing great!

Just keep in mind that if your electric service is not 200 amps you would also have the cost of updating the service to do this.
