We have a 4-plea in West Phoenix and it's worked out very well for us.

  I am getting ready to make an offer on a multi-unit property but I'm torn between which is more important: flow or size.Flow  I'm considering a 2-unit property in downtown West Chester, PA.

West boca is hot right now for flipping / updating older homes.

Also, I know it's not that close... but a lot of the deals I need to pass up on MFH come out of the Riverside Terrace, West University Place, U of H area, or Easton near Harrisburg.

My property is located in a very desirable part of West Palm Beach, it was priced comparably, i had just renovated the house and it had all new everything, and i took awesome photos of it! 

@Shawn West- Agree too, if I can get appreciation, great, but I am about the cash flow!

California and most of the west side of the country is the same way.

Mark does deals in Columbus but he is located in West Palm Beach.

Unless you can afford and want to stay in West U, Bellaire, The Heights, Westchase, etc. you will find lots of commonality in the types of neighborhoods and price points outside the beltway.

Hopefully, we will be able to make a difference in the west valley, and make some money in the process.Russell
