Its not a great area overall, but this is a nice little neighborhood, blocks from a grocery store, clean and safe.I've basically be listening to every podcast all week, and podcast 61 has me a little gun-shy all of the sudden.  

The great thing about real estate is that there's always more to learn, which keeps things fresh.

Seems like P. is full of fresh 1-2 BDR rentals, all safer and in better areas in the $400-550 range.

If theirs, take with a huge grain of salt and probably re-run them completely with a fresh set of assumptions.

I prefer to vet my own tenants to start the relationship fresh with my expectations for the unit.

You can get a decent laminate (there are sales all of the time at big box stores and smaller mom and pops) for $2/SF and sometimes even less. 

i found a great deal with cash flow but the neighborhood was rated high crime,,,it is close to the local college and 10 minutes from stores and the beach..is this a walk away????

Cleveland is the epicenter for BioMedical Research and Development amongst many many many more things, with sophisticated arts that are world recognized to having all major sports teams except Hockey & Soccer, being positioned on one of the worlds largest fresh bodies of water. 

Being a short drive to decent Asian grocery stores and restaurants (the ones with secret menus all in Chinese) is also a nice amenity, but being within walking distance to them is not critical, unless one of the family members does not know how to drive, which is quite often the case, especially since Chinese families often take care of their elderly forebearers, and the driver's test is pretty challenging for some of them again because of the language barrier.
