Do you guys generally let tenants do updates like this?

That involved updating the kitchen with new cabinets, flooring, sink, appliances, made the living room / kitchen an open plan.

I know people who don’t pay their student loans regularly, but pay their other bills (including rent) on time, all the time.

By the way, I regularly produce a list of the best SFR and Multifamily rentals in Salt Lake and surrounding counties. 

In Bend, demand is soaring, and supply is limited, and was just limited further by the recently adopted UGB, which can't be updated for another 20 years, as I understand it.

I did find that there are a few REIA meetups in SW Michigan that occur regularly (meetup.com)

You can use the standard rental income form or I believe IRS prefers it to be taken as self-employment income (schedule e / schedule c) which if is a loss, can be deducted off your regular income, however if positive may incur paying more.

Hello,I am interested in buying an off market property in my area, and am wondering how to structure several offers as I know the seller is open to cash, owner-financing (as long as it has a short term), or regular mortgage type close.My target price is $265k, which I believe is more than fair as I purchased a property in the same area at a lower valuation some time back.I was thinking of offering $260k cash.

Both have homes that probably are behind in updates and repairs so they won't be expecting top dollar for the house.Always be sure that whatever list you get that it has been run through the National Change of Address (NCOA).
