I too grew up in MT so hello fellow Montanan 😊.I like your strategy of investing in the Midwest the cash flow is great there and you don’t have to battle all of the rich folks in the Denver area who are buying  investment properties with cash and commonly paying $10,000-$20,000 over asking price.

Kim, what you wanted was for me to guarantee your rents and I can’t do that.Also, we grew the property management company too fast and stopped being able to do a great job at it which is why we got out of that business.
