While there it also came to light that the tenant has many family members visit for months.What would you do in this situation?

With these "flipping" coverages, it is good to have a phone call and get a good idea of what kind of work you are doing. 

To give a bit of background:My grandmother's next door neighborhood passed away a little over a year ago and none of her family members have visited the property to clear out the house, manage the property, or even take over the payments.

Seems people are picking up properties of any kind:) or I could be stupid and overestimating the market.

I am extremely interested in Atlanta as I am so impressed every time I visit.  

Even 10% or 15% would allow us to get the kind of property we want since we want to save cash to put into the renovation.
