I would say the best area to buy income properties is Houston, Tx

New Investor here, thank you in advance for your insight and patience.I'm casually looking into a few different 4-plex's in the Houston area and several of them seem to have been a part of a large apartment complex at one time.

I like getting that money into my pocket before Best Buy or the casinos get it.As far as repairs go, my contract says that I will fix any repairs (unless the tenant causes the damage) and add the cost of the repair to the purchase price.
