There is some foundation work that should be done at some point in the property's life but it isn't egregious for a rental.

I have bought both urine damaged raised foundations and one concrete slab that was literally crumbling in a dozen of places under the pad.

And the foundation on the stairs painted because they were cracking.

Those are found at your county treasurer and assessor's office.For title co's - I may ask if they would let me help the folks that got to the closing table, but the transaction fell through maybe.  

I am going to try and reinforce some of the foundation and level it back out but in the end it's just in an area that will keep settling.
