You can play landlord for a few years and you'll learn a lot from doing that (especially hands-on) - but long term not a winning strategy.

This method allows you to take some of the profit tax free and indefinitely defer the rest of tax, using it to purchase larger, nicer property/properties in areas with better cash flow potential.

But we have been lucky enough to not receive any issues with this house as when we bought it was fully remodeled literally everything was new. 

The homebuilder could have figured it out how to maintain overall grading/drainage of the site, but it was more so needed to satisfy the City.  

I’ll want to rent it out to other people and possibly add an ADU and do other renovations is this risky with the deed still in her name?
