Hey BP,Working on a wholesale deal with a lady from California and hope to have the property officially under contract within the next few days.

But again, this is me commenting without knowing the area.I believe the big thing to keep in mind with a rental is that as the price point goes up, your return tends to go down; which is why the rentals don't make much sense in expensive real estate markets like California.

I'm interested in seeing if anyone could look over these and see if I'm able to use them in the state of Alabama, Being that they are from California.

The property is in the midwest and I'm in California, however I have a property manager I know and trust lined up and ready to go for 10% of the monthly gross income.
