REITs have to pay out 90% of their income in dividends (non-qualified) to remain a REIT so the only advantage I see offhand is you can retain 10% of income tax free in the REIT vs the partnership/LLC.

And, if you nationalize the company then wipe out the bond holders and shareholders, replace the management and board, sell the good assets to qualified buyers, and then and only then, have the taxpayers eat the remaining deficit.

maybe they are paid out if there's any profit remaining. but to stick a bank/investor for some parent that can't pay $25k, well, if that were the case, banks would be out of business. :)

A lease hold estate is considered an asset.Upon filing a motion for relief from stay, the court will be looking to determine if the lease hold estate has any value, i.e. the lease agreement is for $1000 per month/ the fair market rent for your property is $2000 per month/ there are twelve months remaining in the lease.

That said, perhaps uploading some type of photo rather than the stock avatar would be nice to see.If one member happens to feel that they don't like dealing with those who do not have a photo uploaded, then that is their choice and option and will remain that way.
