I’m aware that a non-cosmetic trouble may arise when rehabbing.

I had couple family members buy from these auctions and they didn’t have any issues with titles etc.But obviously you have to be aware and do your research extensively to not end up with a lemon property ( trust me there are plenty).

More education is to be found on the website for those that want it.As the folks at Carrot like to say, you want to gradually move along with the customer from being 'problem aware' to being 'solution aware' , and then from solution aware to why sell to us (vs. somebody else).The tactic I am attempting to employ is to show my video a really wide range of folks, and do it cost-effectively, which allows me to retarget.  

Secondly, the bank I’m working with is already well aware that this is my plan and has approved it ahead of time.

There are some nuances to be aware of though.

You just have to be aware of your surroundings and see if you're concerned about that.

There is also a portfolio product that I am aware of for primary home buyers that only required 5% down on a multi-family - but you have to be over conforming limits with this product.

Are you guys aware of any issues with marketing, renting, selling, pulling equity, etc.? 

Assuming she never wants to cut the grass, I would just contract mowing and add it to her rent.Was she aware it was her responsibility to mow the grass?
